Why You Should Always Ask for a Fire Risk Assessment Before Booking Holiday Accommodation
Following the devastating deaths of a father and daughter in a recent caravan fire in Skegness, safety experts are urging the public to consider fire safety as part of their holiday planning.
On 5 April 2025, ten-year-old Esme Baker and her father Lee Baker tragically lost their lives in a fire at Golden Beach Holiday Park in Ingoldmells, Lincolnshire. The incident has brought national attention to the importance of fire safety in holiday accommodation such as caravans, chalets, short-term lets and holiday homes.

Why fire risk assessments matter for guests
Daniel Bankson, a health and safety consultant, has advised that guests should feel confident asking property managers or holiday park operators for fire safety documentation before confirming a booking. He stressed the importance of transparency and awareness, explaining that asking for a fire risk assessment can help you make an informed decision.
This advice applies not only to caravan parks, but also to Airbnbs, private rentals, guesthouses and serviced apartments. Under the Regulatory Reform (Fire Safety) Order 2005, anyone responsible for a premises used as accommodation has a legal obligation to carry out a suitable and sufficient fire risk assessment and put appropriate measures in place.
Simple safety checks to make when you arrive
There are a few basic steps guests can take to protect themselves when staying in unfamiliar accommodation:
? Locate smoke detectors and fire extinguishers
? Make sure escape routes and exits are clear and accessible
? Check for obvious hazards like exposed wires or blocked access to equipment
? Familiarise yourself with the fire action plan or emergency instructions
Daniel Bankson also encouraged holidaymakers to carry out a visual inspection when they arrive. He explained that taking a few moments to observe the condition of the accommodation and identify any concerns could make a real difference in an emergency.
Property owners have a legal duty to ensure guest safety
Many people still assume that fire safety rules apply only to hotels or large commercial premises. In fact, all holiday let operators and property owners must take steps to ensure guest safety by complying with fire safety regulations.
